What Riverhaven Community Association, Inc.'s governing documents say
Riverhaven is a single-family home subdivision (Lots 1–373) in Tucson, AZ, governed by a Declaration of Covenants, Conditions, and Restrictions. The documents provided are amendments and a supplementary declaration — they modify specific rules (basketball goals, vehicle parking) and annex additional land, but do not contain the full set of community rules. Homeowners, buyers, and renters should obtain the full declaration for complete requirements.
- Basketball goals: Portable, free-standing basketball backboards are allowed only in the driveway after obtaining prior written permission from the Architectural Review Committee (ARC). Backboards must be removed daily when not in use, used only during daylight hours, and kept out of street or sidewalk view when stored. They must be maintained in good condition and positioned to avoid adversely affecting neighbors or common areas. The ARC may revoke approval if the backboard causes a nuisance (traffic, noise, property damage).
- Vehicles & parking: Only private, non-commercial passenger vehicles or pickup trucks that do not exceed 1 ton carrying capacity, 84 inches in height or width, or 228 inches in length (including attachments) may be parked on a lot — within a garage, or in the driveway if the garage holds only one vehicle. Street parking is allowed in front of the owner’s dwelling if the driveway is insufficient. No commercial vehicles, mobile homes, motor homes, boats, RVs, trailers, campers, tents, or vehicles exceeding the size limits are allowed on the property unless fully enclosed in a garage or in designated areas (if any) approved by the Board. Vehicle repair or construction is prohibited except inside a fully enclosed garage. Inoperable vehicles are not allowed in unenclosed areas. Exceptions apply to construction/sales vehicles of the Declarant and Association maintenance vehicles.
- What this document doesn't cover: These are amendments to the original Declaration — they do not contain the full set of community rules or complete governing documents. Missing information includes assessment amounts and schedules, pet policies, leasing restrictions, architectural review procedures, use of common areas, and other standard HOA provisions. Readers must refer to the original Declaration and any other recorded documents for a complete picture.
