- No exterior construction, alteration, addition, or erection shall be commenced without prior written approval of Architectural Review Committee (ARC). ARC may be divided into subcommittees for modifications and new construction. (Section 6.4)
- Solar & roof
- No solar energy collector panels or hardware unless they are an integral and harmonious part of the architectural design, as determined by ARC in its sole discretion. (Section 6.4(aa))
- Home business
- Permitted only as home office in sole discretion of Board, with conditions. Leasing of Lot is exempt. (Section 6.2)
- Signs & flags

- Class A Members (all Owners except Declarant): one vote per Lot; Class B Member (Declarant): four votes per Lot owned. Only one vote per Lot, no fractional votes. Class B membership converts to Class A when total Class A votes equal Class B (Sections 3.2, 3.4)
- Amendments
- Declarant may unilaterally amend for compliance with laws, title insurance requirements, lender requirements, or government insurance programs, provided not materially adversely affect substantive rights of Owners. So long as Declarant has (Section 10.5)
