East Bridge Lofts is an attached condominium community (a horizontal property regime) in Mount Pleasant, SC. These recorded rules and regulations — plus the Fifth Amendment covering a transfer fee — tell you what living here requires. The rules bind unit owners, who are responsible for their tenants, guests, and occupants.
- What you own & maintain: You own your unit's interior. The association maintains the common elements and carries master insurance. You must carry your own insurance for portions the master policy doesn't cover, and provide proof upon request.
- Leasing & rentals: Leases must be for at least one year; short-term rentals (like Airbnb, VRBO) are strictly prohibited and subject to a $500 fine per occurrence. A copy of each lease must be provided to the board within seven days, and a leasing fee (assessment) determined by the POA applies. Subleasing is not allowed.
- Pets: No more than a reasonable number of pets per unit (determined by the association and town ordinances). Certain breeds are prohibited: Akita, Alaskan Malamute, American Bulldog, Chow, Great Dane, Doberman, Pit Bull Terrier, Rottweiler, Staffordshire Terrier, Siberian Husky, Wolf Hybrid, or any trained attack, guard, or fighting dog. Pets must be leashed on common elements except inside the dog park, and owners must clean up waste. No pets are allowed in the pool area, gym, or sport court (except service animals).
- Parking & vehicles: All vehicles must be street-legal, operable, and in good repair (no flat tires, mismatched paint, missing parts, etc.). Oversized trucks must park in designated spots — not in front of units. Golf carts, ATVs, trailers, RVs, and commercial trucks are prohibited. A maximum of two parking decals per unit. Violations may result in towing after a 24-hour notice. Moving trucks/PODs are allowed up to five days with prior notice.
- Architectural review & exterior changes: All exterior and certain interior modifications require prior ARB approval (submit via www.eblpoa.com; allow up to 30 days). Only the deeded owner may apply — tenants cannot. Load-bearing walls may not be altered. Flags (only the U.S. national flag) require ARB preapproval with size and placement specifications.
- Noise & conduct: Quiet hours are 11:00 PM to 8:00 AM. Firearms and fireworks are prohibited on common elements. Garage sales are not allowed without board approval. Window treatments visible from outside must be white or off-white unless otherwise approved.
- Amenities: pool, gym, sport court & clubhouse: Pool hours are 9 AM – 10 PM; no glass, alcohol, or pets. Children under 15 must be accompanied by an adult. Pool parties require prior approval and a $100 refundable deposit (max 10 adults and 5 children). Gym hours are 5 AM – 11 PM; no glass or pets, and equipment use limited to one hour when others are waiting. Sport court hours are 8 AM – 10 PM; first-come, first-served, one-hour limit when others wait. Clubhouse rental requires a $350 deposit and a room fee; capacity 50–60 people; hours 8 AM – 11 PM; access to pool and gym is not included during events. One electronic FOB per unit (replacement $25); only owners in good standing may obtain FOBs.
- Transfer fee on sale: When a unit is sold, the purchaser must pay a transfer fee equal to 0.5% (one-half of one percent) of the sales price to the association. This fee is non-refundable and held in a segregated reserve account. Examples: $250,000 sale = $1,250 fee; $500,000 sale = $2,500 fee; $750,000 sale = $3,750 fee.
