Hidden Cove is a single-family home subdivision in Mount Pleasant, SC, governed by a homeowners association (HOA). This document is a collection of amended covenants and restrictions that apply to all lot owners, residents, and their guests. It is a comprehensive rulebook, not a partial or ancillary document.
- Home & lot use: Lots are for single-family residential use only. Only one detached single-family dwelling per lot is allowed. No business activity is permitted, but home occupations (no stock in trade, clients, or exterior evidence) are allowed. One lot has a permanent exception for a photography studio.
- Architectural review & construction: All exterior changes, including building, fence, wall, landscaping, grading, tree removal, and color changes require prior written approval from the Developer or the Architectural Review Board (ARB). A minimum $50 application fee applies. If no decision within 30 days of complete submission, the request is deemed approved. Construction must be substantially completed within 9 months; landscaping must be done within 90 days of completion.
- Parking & vehicles: No travel trailers, mobile homes, campers, habitable vehicles, school buses, motorcycles, mopeds, commercial vehicles, trailers, boats, or boat trailers may be stored or parked overnight on any common area, street, guest parking area, or on any lot, unless inside an enclosed garage. Boats and trailers visible from the street or neighbors are limited to one. No junk, unlicensed, or disabled vehicles are allowed.
- Pets: Only dogs, cats, pet fish, and birds are allowed, no more than three total per lot. Pets must be leashed outside the dwelling and not become a nuisance. Non-owners (invitees or lessees) may not keep pets without prior written owner approval on file with the Association.
- Leasing & rentals: No lot may be leased or rented more than three times in any 12-month period. For leases, the rental period itself is not otherwise restricted by this document.
- Assessments & fees: Annual assessments and special assessments (capital improvements, requires 2/3 vote of each membership class) are levied uniformly on all lots. Unpaid assessments bear interest at the lesser of 18% per year or the legal maximum, and the Association may sue the owner or foreclose on the lot. A transfer fee of 0.25% of the sales price may be collected from the new purchaser (not on first sale from Developer).
- Common areas & amenities: Owners have a non-exclusive right to use common areas (e.g., clubhouse, pool, tennis courts, docks, lagoons). The Association is responsible for maintenance and repair. Owners may be suspended from using amenities for up to 30 days for rule violations or while assessments are unpaid. User fees may be charged for certain amenities.
- Signs, fences & storage: Signs are limited to one 'For Sale' or contractor sign not exceeding 6 square feet, located within 15 feet of the main structure and 25 feet from the front street right-of-way. Fences require prior approval, must not project beyond the front of the house, and cannot obstruct water views. No open outdoor storage of junk or debris; firewood and bicycles may be stored in side/rear yards if not visible from common areas or streets.

- Voting & meetings
- Two classes: Class A (Lot owners) – one vote per Lot; Class B (Developer) – three votes per Lot until conversion. Class B membership ceases when Class A votes equal or exceed Class B, or December 31, 1999. (Section 3.4)
