- Architectural & design standards: All improvements must follow specific requirements: only composition asphalt shingles (IKO Charcoal Grey) for roofing; no metal or vinyl siding; exterior color schemes must be from approved Sherwin-Williams palettes and not repeat within 300 feet on the same street; single-level homes must have at least 1,250 sq ft of living area (1,100 sq ft for two-story); each home must have a two-car garage plus off-street parking for two additional vehicles; minimum roof slope of 4/12; no asphalt or gravel driveways; minimum 200 sq ft of brick/masonry on street-facing elevations; floor plans cannot repeat within 4 lots on the same side of street or within 3 lots on opposite sides.
- Pets & animals: No livestock, poultry, or commercial breeding allowed. Up to 3 dogs or cats per lot; no outdoor kennels visible from street or adjacent lots; pets must be leashed outside the owner's yard; continuous barking or nuisance behavior may require permanent removal.
- Parking & vehicles: Recreational vehicles, boats, campers, and trailers must be stored inside an enclosed garage or accessory structure; street parking of such vehicles is limited to 1 hour; parking on driveways allowed for loading or guests only up to 48 hours (RV) or 72 hours (guest RV). - Landscaping & fencing: Trees over 30 feet tall and poplar trees are prohibited; front landscaping strips between sidewalk and street must contain Capital Pear trees (1-inch caliper, 6 feet tall) spaced 35 feet apart with river rock ground cover, maintained by the lot owner. Fencing up to 6 feet allowed in side/back yards only, starting at the front corner of the house; front decorative fencing must be under 36 inches and of specified materials (vinyl, iron, stone, etc.). No chain link fences. Landscaping must be completed within 6 months of certificate of occupancy or 24 months of building permit issuance.
- Construction & occupancy: All lots are for single-family residential use only; accessory living quarters (casitas, guest quarters) allowed per city code and these restrictions. Construction must be completed within 12 months of building permit issuance; vacant lots must be seeded and maintained. All structures must be built on-site; manufactured homes are prohibited.
- Signs & antennas: One sign up to 4 square feet per side advertising sale or rent allowed; no other commercial signs. Satellite dishes up to 24 inches diameter allowed, but must not extend above roofline and must be concealed; max 2 per home. No other exterior antennas or dishes.
