- Architectural review: Every home plan must be submitted for architectural review; variances may be allowed for unique details but not for cost savings. Minimum square footage: 3,200 sq. ft. for ranch style, 3,800 sq. ft. for others. Roof pitch minimum 8/12 with multiple roof lines. Exterior must be 100% brick or real stone (excluding dormers), with no aluminum soffit/fascia. Minimum 3-car attached garage (side load preferred). Wood-clad windows required.
- Landscaping & tree preservation: A landscaping plan is required at house plan submittal, including irrigation and facade lighting. A survey/site plan must show all trees 12” or larger; a tree preservation plan is needed for trees 9” or larger outside the building footprint. All excess dirt must be removed during excavation.
- Lot development challenges: Many lots have slopes and require tree preservation, leading to extra costs for excavation, concrete, retaining walls, and landscaping. A pre-construction conference with the developer is required. A single controlled access point is required during construction.
- HOA dues & coverage: Annual HOA dues are expected to be $3,000, covering gate operations, entrance and landscape lighting, irrigation, fountains, landscape maintenance, and interior private road maintenance (including snow removal and resurfacing).
