It is a manufactured home community — you own your lot and a manufactured home unit, and share common areas and amenities maintained by the HOA. The HOA is governed by this declaration and its board, with monthly assessments and rules covering everything from parking to pets.
- Age restriction (55+): At least one person 55 or older must occupy each unit. No one under 40 may reside in a unit except as allowed by the HOA's rules and regulations.
- What you own & maintain: You own your lot and the manufactured home unit on it. You are responsible for maintaining your lot and unit in neat condition, including pest control and underground cables. The HOA maintains common areas, private streets, and recreational facilities.
