Andover Place is a single-family home subdivision in Knoxville, TN, governed by a homeowners association (HOA). These restrictive covenants run with the land and apply to all lot owners, placing rules on construction, architectural style, maintenance, and property use.
- What you own & maintain: You own your lot and the house you build on it. You must maintain your lot in a neat, orderly condition, including mowing grass and removing debris. The HOA is responsible for common areas like entrance walls, landscaping, and two retention ponds.

Construction must be completed within 12 months of closing (unless extended in writing by Developer). No lot may be subdivided or reduced in size.
- Setback & lot requirements: Front setback: 35 feet from front boundary (unless waived in hardship). Side setback: per zoning authority; rear setback: per zoning authority. Houses on corner lots must have a 4-ft wide concrete sidewalk between 22–24 inches from the curb, and a concrete, brick paver, or patterned concrete driveway.
- Vehicles & parking: Boats, trailers, motor homes, campers, and inoperable vehicles must be stored inside a garage so they are not visible from the street or adjoining properties. Major auto or boat repairs are not allowed in driveways or streets. No repeated street parking of inoperable or stored vehicles.
- Pets & animals: No livestock, poultry, or fowl. Dogs and cats are allowed (no more than two per household) as long as they are not bred commercially or become a nuisance. The HOA may further regulate animal care.
- Assessments & fees: Each lot owner must pay annual assessments set by the HOA board. A $100 initiation fee is due upon purchase from the Developer. Assessments cover common area maintenance, street lighting, and other HOA expenses. Unpaid assessments become a lien on the property and bear 10% annual interest.
