What Haverwood Meadows's governing documents say
This is a partial amendment to the Declaration of Covenants, Conditions and Restrictions for the Haverwood Meadows subdivision (originally Oaktree North), a single-family home community in Addison, TX. It updates architectural requirements for exterior materials, roofing, and fencing, and applies to all homeowners in the subdivision.
- Architectural review: Exterior walls on the first floor must be 100% brick, stone, or stucco; total exterior walls must be at least 60% of those materials. Windows surrounded on two sides by such materials count toward the brick/stone/stucco percentage. Other materials require Architectural Control Committee approval.
- Roofing: No roofing material may be used without the Committee's written approval; however, 20-year, 240-pound composition shingles are permitted. Roofing must be of a quality consistent with other improvements in the subdivision.
- Fencing: Specific lots have fencing requirements: some side yards require 42-inch decorative metal fencing; other lots require wood fencing with columns of material matching the dwelling, spaced no more than 10 feet apart. All fencing is subject to Committee approval.
- Amendment process: The amendment was adopted with the written consent of more than 70% of the outstanding votes of the Association, as required by the original Declaration.
