Villas of Tuscany is a single-family home HOA in Pantego, TX. You own your lot and house; the Association maintains the private street, entry gate, and common landscaping. All owners are members and must follow detailed rules on architecture, landscaping, vehicles, and pets.
- What you own & maintain: You own your lot and home; the Association owns and maintains the common properties (private street, sidewalks, gatehouse). You are responsible for your own insurance on your property; the Association carries hazard and liability insurance on common areas.
- Assessments & fees: Annual assessments are set by the Board and cannot increase more than 30% from the prior year without member vote. Late fees: $50 per month if unpaid after 15 days. Special assessments for capital improvements require membership approval. Fines for violations: up to $500 per occurrence, can be repeated.
