Winn Ridge is a single-family home planned community in Aubrey, Texas, governed by a homeowners association (HOA). This declaration of covenants, conditions, and restrictions (CC&Rs) is the primary rulebook for all lot owners, residents, and tenants. It establishes mandatory HOA membership, assessments, architectural controls, and specific use and maintenance standards for each home and lot.
- What you own & maintain: You own your individual lot and the single-family home on it. You are responsible for maintaining your home's exterior, landscaping (grass no taller than 4 inches), fences, and driveways. The association maintains common properties (entry features, walls, retention ponds, etc.) but is not obligated to provide or build any amenities.
- Leasing & rentals: Leases must be in writing, have an initial term of at least one year, and cover the entire residence. Subleasing and assignment are prohibited. Tenants must carry renters insurance and agree to follow all HOA rules. Owners are responsible for their tenant's compliance and any fines or costs from violations.
- Architectural review: Any new construction, exterior alteration, painting (other than repainting the same color), fence, driveway modification, or landscaping change must be approved in writing by the Architectural Review Committee (or Declarant during the Development Period). Decisions may be based purely on aesthetics and are final if made in good faith. The maximum fine per violation is $750.
- Residential use & occupancy: Each lot is limited to one detached single-family home (no more than 3 stories, minimum 1,200 sq ft air-conditioned living area). Occupancy is restricted to persons living together as a single housekeeping unit; unrelated individuals are limited to no more than two persons per bedroom. Home offices and quiet in-home lessons are allowed if they don't create a nuisance or increase street parking.
- Parking & vehicles: A maximum of 4 vehicles per home. Parking is allowed only in a garage or driveway. Recreational vehicles, trailers, campers, boats, jet skis, and commercial vehicles are prohibited on streets (except for 24-hour loading/unloading, once per month). Trucks over 1 ton, semi-trucks, and inoperable vehicles are banned. Garages must be kept shut when not in use.
- Pets: No more than 3 household pets (dogs, cats, or other small domesticated animals) per lot. Pets must be leashed or confined when outside, registered and inoculated as required by law, and owners must clean up waste. No livestock, chickens, or commercial animal breeding is allowed.
- Fences & landscaping: Fences must be masonry, brick, wood, or ornamental metal (no vinyl or chain link except on common property). Maximum fence height is 6 feet from grade. No fence may extend closer to the street than the front of the residence. The association may maintain perimeter fences and has an easement to enter lots along the property boundary for fence and landscape work.
- Signs & antennas: Political signs may be displayed no earlier than 6 weeks before an election and must be removed within 2 weeks after. One small 'for sale/rent' sign (max 5 sq ft) and one security sign (max 1 sq ft) are allowed. Antennas and satellite dishes are permitted only to the extent required by federal law, with restrictions on location and visibility.
