What Double R Ranch Owners' Association's governing documents say
These are the Articles of Incorporation for the Double R Ranch Owners’ Association, Inc., a Texas non-profit corporation formed to serve the community of Bandera River Ranch and its environs. This document creates the association's legal structure but does not itself contain the detailed rules or covenants that would bind homeowners. Individual lot owners (those who hold fee or equitable title in a lot or living unit, and who are subject to assessment by the association) become members and are entitled to one vote per lot or unit.
- Membership & voting: Every person or entity that owns a lot or living unit in the community (by deed or contract to purchase) and is subject to assessment by the association is a member. Each lot or unit gets one vote; if multiple people own a unit, they determine among themselves how to cast that single vote.
- Board of directors & governance: The association is governed by a seven-member Board of Directors. Directors serve staggered three-year terms. The annual meeting of members is held on the last Saturday in October.
- Purposes & powers of the association: The corporation is formed to promote the common good and social welfare of Bandera River Ranch. It may operate and maintain community properties, enforce covenants and restrictions (but has no duty to enforce), and take any other lawful action the Board deems desirable to benefit the community's health, safety, education, culture, recreation, comfort, or convenience.
- What this document doesn't cover: These Articles of Incorporation establish the corporate entity and its basic governance structure. They do not contain the actual deed restrictions, covenant rules (such as pet rules, architectural standards, or leasing restrictions), assessment amounts, or specific property-use regulations that would apply to homeowners.
