Hidden Vista 4A is a single-family home subdivision in Burleson, TX governed by a homeowners association (HV 4A HOA LTD.). These rules apply to all homeowners and cover property use, assessments, and architectural standards.
- Assessments & fees: Annual regular assessment starts at $400 per lot and can be increased up to 10% per year by the Board; any increase over 10% requires 66⅔% member vote. A $150 transfer fee is due on each sale of a lot. Special assessments require 66⅔% approval.
- Architectural review: An Architectural Control Committee must approve all exterior improvements, including homes, fences, and landscaping. Plans must be submitted at least 14 days before construction; if not acted on within 14 days, they are deemed approved. The committee can also issue and amend design guidelines.
- Residential use & occupancy: Each lot is limited to one single-family detached home, no more than 2½ stories, with a minimum 2-car garage. - Parking & vehicles: Vehicles must be parked in garages or driveways, not visible from the street except temporarily. On-street parking is for guests only. No commercial vehicles over ¾ ton, no inoperable vehicles, no vehicles with signage. Work on vehicles must be in an enclosed garage and completed within 12 hours.
- Pets: No more than four household pets per home. They must be restrained or confined to the rear yard or home, and owners must keep lots clean. Consistently barking dogs are considered a nuisance.
- Other restrictions: No business activities visible or detectable outside the home (home offices allowed if no client visits). No signs except one 5 sq ft real estate sign and limited temporary political signs. No clotheslines, no exterior antennas or satellite dishes over 24 inches, no above-ground pools. All fences require approval, must be masonry or decorative metal, 4–6 ft high.
