What Quail Hollow on the Lane Owners Assocaiton's governing documents say
This is a Sixth Amendment to the Declaration of Covenants, Conditions and Restrictions for Quail Hollow on the Lane Garden Homes, a planned community in Colleyville, TX, governed by a homeowners association (HOA). The amendment updates only the enforcement section of the governing documents; it does not replace the full set of rules. Homeowners, tenants, and guests must comply with all governing documents, and the HOA gains additional enforcement powers.
- Enforcement & penalties: The HOA can impose fines, use self-help to cure violations (including removal of nonconforming structures), record a Notice of Noncompliance against a lot, file lawsuits, and recover damages and attorney's fees. Fines become part of the owner's assessment obligation secured by a lien. Before imposing fines or taking self-help, the HOA must provide notice and an opportunity to be heard as required by Texas Property Code Chapter 209.
- What this document doesn't cover: This is only a partial amendment to the enforcement section. It does not address the community's original covenants, use restrictions, architectural guidelines, leasing rules, pet policies, or age restrictions. Those rules remain in the original Declaration and any prior amendments, which are not included here.
