Shepherd's Glen is a single-family residential subdivision in Arlington, TX, governed by a homeowners' association (HOA). The Declaration of Covenants, Conditions and Restrictions (CC&Rs) applies to all lots and sets rules on land use, construction, and aesthetics. A separate covenant for one lot requires the owner to maintain a private water line and fire protection system.
- Residential use & construction: Each lot may only contain a single-family dwelling with a private garage for two or more cars. Minimum air-conditioned living area is 1,250 square feet (could be lowered to 1,100 by Declarant). Two-story homes must have at least 800 sq ft on the main level.
- Architectural review: All exterior changes (structures, fences, roofs, pools, landscaping) require prior written approval from the Architectural Control Committee. Plans and specifications must be submitted; approval or denial is given in writing.
- Fences & walls: Fences cannot exceed 8 feet in height and must be set back from the street to the building line. Wood fences must have the good side facing the street. A privacy fence at least 6 feet tall is required along Remynse Drive.
- Vehicles & parking: No trucks, boats, trailers, or commercial vehicles may be parked on lots or streets. Inoperable vehicles may not be parked for more than 7 days. All vehicles must display current registration and inspection stickers.
- Pets: No more than two household pets (dogs, cats) are allowed per lot. Litters must be sold or removed within 6 months of birth. No commercial breeding or boarding.
- Landscaping & maintenance: Front and side yards must be fully landscaped (sod or hydro-mulch) within 90 days of occupancy. At least two 2-inch caliper trees must be planted in the front yard. Owners must water adequately and keep yards free of weeds and debris.
