- Architectural review: Any exterior change that affects appearance from the street or neighbors—like painting, fences, landscaping, patios, or additions—requires prior written approval from the Architectural Control Committee (ACC). Applications need detailed plans, and approval can take up to 30 days for large projects.
- Fines for unapproved work: If you start work without ACC approval, the HOA can fine you $50 every 10 days until you cure the violation, in addition to other remedies.
- Enforcement process: The HOA follows a step-by-step process: a courtesy notice, then first and second violation notices, then a final notice that gives you 30 days to request a hearing before the board. Fines are not liens on your property.
- Holiday decorations: Christmas lights can go up 30 days before Thanksgiving but can't be lit until the day after; they must be off by January 15 and removed. Other holiday decorations can be up for 3 days before and must be removed within 7 days after.
- Landscaping rules: Initial landscaping and major changes need ACC approval. Approved grasses are Bermuda, Zoysia, and St. Augustine; other types need approval. You can't change drainage that would push water onto neighbors' property.
- Fences: Fences must match the original material (metal, wood, or brick/stone). The standard wood fence is 6' high cedar board-on-board with Ready Seal Pecan stain. Pet barriers attached to fences must be the same color and no higher than 2 feet.
- Outbuildings and play equipment: Sheds and other outbuildings need ACC approval and must match the house's architecture. Pre-fab or move-to-site sheds are not allowed. Basketball goals, swing sets, and playhouses need approval and are limited to the backyard; portable basketball goals can't be left in the street.
