This is the architectural guidelines document for Harper's Preserve - East Village, a single-family home community in the Houston area (Montgomery County, TX). It applies to homeowners and builders, setting detailed design and construction standards for homes, fences, landscaping, and other exterior improvements, all subject to approval by the community's architectural committees.
- Architectural review: All new construction, exterior remodeling, and lifestyle accessories (pools, storage buildings, etc.) must be approved by the ACC, NCC, or RMC before starting. Fees may apply, and the guidelines can change without notice.
- Home size & lot requirements: Minimum house sizes vary by lot width, from 1,800 SF on 50'/55' lots to 3,500 SF on 80'/85' lots (one-story). Minimum house widths range from 34 to 65 feet. Setbacks and driveway rules are specified per lot type.
- Fences & walls: Fence materials and styles are strictly regulated: wood (with 'good neighbor' panels), metal pickets, or community HardiPlank fences. Front yard fences are generally not allowed except for specific metal fences on Lake Palmetto Drive. Chain link and vinyl are prohibited.
- Landscaping & trees: Existing trees must be preserved where possible, especially in front yards. Berms are not allowed where visible from streets. Landscaping should use native or drought-tolerant plants, and street trees are required.
- Driveways & garages: Driveway widths and locations are tightly controlled (e.g., max 1' beyond garage door frame, one curb cut per lot). Swing-in garages are permitted only on certain lot types. Driveway gates must be metal pickets and meet setback rules.
