What High Trinity Ridge Estates's governing documents say
This is the First Amended Bylaws of the HTRE Homeowners Association, Inc. a/k/a High Trinity Ridge Estates, a single-family HOA in Denton County, Texas. These bylaws govern the association's internal management, board elections, and member meetings—not the day-to-day rules for homeowners. They apply to all owners, tenants, and users of lots in the community.
- Who runs the HOA: The association is managed by a board of at least three directors, all of whom must be owners (or representatives of owner entities). Directors serve one-year terms and are elected by members at the annual meeting.
- Member voting & meetings: Each lot gets one vote; if multiple owners share a lot, they must agree on how to cast it or lose the vote. Annual meetings must be held in the first quarter in Denton County, and a quorum is 25% of owners (with a reduced quorum for a second meeting).
- Board powers & enforcement: The board can enforce the Declaration and Bylaws, adopt rules and fines, manage common property, and borrow funds secured by unpaid assessments. It can also regulate rentals and impose fines for rule violations.
- Assessments & dues: The board sets annual dues and initiation fees; dues are due within 30 days of notice, and late fees may apply. The board can also impose special assessments for enforcement and insurance shortfalls.
- Board meetings & transparency: Board meetings are open to owners, but owners can't participate unless allowed. The board can hold executive sessions for personnel, litigation, contracts, and privacy matters. Actions taken without notice must be summarized in the next minutes.
- What this document doesn't cover: This is only the bylaws—it doesn't include the full Declaration of Covenants, Conditions, and Restrictions, which contains the actual property-use rules (e.g., architectural control, pet limits, leasing restrictions). Those rules are in the Declaration, not here.
