Highland Creek Estates is a single-family residential subdivision in Collin County, Texas, governed by restrictive covenants recorded in 1987. These rules apply to all lot owners and are intended to maintain the area's residential character and appearance.
- Residential use & lot size: Lots must be used for residential purposes only, with a minimum lot size of one acre. Only one single-family dwelling may be built per lot, and no house, house-trailer, or mobile home may be moved onto a lot.
- Building & construction standards: All structures must be new construction. One-story homes must have at least 1,200 square feet of floor area (excluding porches, carports, and garages). Exteriors must be wood or masonry, and detached garages/outbuildings must be on permanent foundations and completed within six months of starting.
- Architectural review: No building, fence, or structure may be started without prior approval from the Architectural Control Committee. The committee also approves fences, screens, and other design elements.
- Parking & vehicle storage: No motor vehicles may be parked in front of the front or side setback lines unless on a concrete driveway or apron. Boats, trailers, motor homes, and similar equipment must be kept in a garage or storage building or screened from public view. Race cars and wrecked/inoperable vehicles must be kept in enclosed structures, and major mechanical work must be done inside a garage.
- Pets & livestock: Dogs, cats, and other household pets are allowed, but not for commercial purposes. Cattle, horses, pigs, goats, sheep, and fowl are prohibited.
- Fences & landscaping: Fences must be wood or masonry (with possible mesh wire backing), no barbed wire. Front fences must be kept in good repair. Garbage containers must be hidden from view. Corner lots cannot have walls, hedges, or fences that obstruct sight lines between 3 and 6 feet above roadways.
- Property maintenance: Lots must be kept mowed and free of rubbish, trash, and debris. If an owner fails to control weeds or clean up, the Architectural Control Committee can enter the lot, mow/clean, and bill the owner.
- Assessments & liens: Assessments are a continuing lien on the lot and a personal obligation of the owner at the time the assessment is made. The lien is subordinate to any prior mortgage.
