- Assessments & fees: All owners must pay monthly regular assessments, due on the first of the month, plus potential special, individual, and deficiency assessments. The board can increase assessments unless a majority of owners disapprove, and unpaid assessments can lead to liens and foreclosure.
- Leasing & rentals: Townhomes may be leased, but leases must comply with conditions in Article 12, including owner occupancy requirements and restrictions on leasing. Tenants must follow the rules, and owners are responsible for their tenants' compliance.
- Pets: No animals may be kept for commercial purposes. Customary household pets are allowed, but unless rules say otherwise, no more than two dogs, two cats, or one of each per townhome. Other pets require written board approval.
- Architectural review: Any exterior alteration or improvement to your lot or townhome requires prior written approval from the Architectural Control Committee (ACC). The ACC has 60 days to respond, and if it doesn't, approval may be deemed granted under certain conditions.
- Use restrictions: The property must be used for residential purposes only. You cannot create annoyances, interfere with drainage, or use garages for anything that prevents parking operable vehicles. Garage doors must stay closed except when entering or exiting.
- Dispute resolution: Before going to court, disputes between owners or with the association must go through mandatory negotiation and mediation procedures outlined in Article 20.
