This is the Declaration of Covenants, Conditions and Restrictions (CC&Rs) for The Knolls at Solana, a single-family residential community in Tarrant County, Texas, governed by The Knolls at Solana Residential Community, Inc. It applies to all lot owners, residents, tenants, and guests, and it establishes the rules for living in and building within the community.
- Single-family residential use & home businesses: Lots are for single-family residential use only. Home businesses are allowed only if they are clearly incidental to residential use, don't create extra traffic, noise, or signs, and don't involve door-to-door solicitation or machinery beyond normal household use.
- Leasing & rentals: Leases must be in writing, for a term of at least six months, and require Board approval. The Board may require a deposit equal to one month's rent, and owners remain liable for tenant violations. Leases must include the Restrictions, and tenants must acknowledge receipt.
- Pets & animals: Only household pets (typically dogs and cats) are allowed, with no limit stated on number. Pets must be leashed when outside, kept in clean enclosures, and not left unattended outdoors. The Board can require removal of a pet that becomes a nuisance.
