What Laguna Bay Property Owner's Association's governing documents say
Laguna Bay is a single-family home HOA in Pelican Bay, Texas, with 50 lots. These documents are amendments to the community's Declaration, so they update specific rules rather than providing the full rulebook. The rules apply to all homeowners in the association.
- Leasing & rentals: Rentals must be for at least 90 days, and you can't rent out a room or use your home as a rooming/boarding house. New owners must wait 12 months after buying before leasing. You must notify the board in writing and submit a tenant information form, and there's a limit of 4 leases per year per owner.
- Pets: You may keep up to 4 household pets per lot, and they must be confined to your backyard or inside your home.
- Fences & exterior structures: Fences must be 4 feet high, made of iron (painted or powder-coated black) or other approved material, and can't be chain-link or barbed wire. Wood fences must stay natural or be clear-sealed. Accessory sheds are allowed but limited in size (metal sheds max 10x10) and can't be in front yards. Garages must keep space for two standard vehicles.
- Construction & renovations: Exterior walls must be brick, stone, stucco, Hardie board, or other approved masonry. Construction is limited to weekdays 7am-7pm, no weekends or holidays. You must pay a $1,000 construction deposit for original construction, and building must be completed within 12 months.
- Parking & vehicles: Motor homes can park overnight only for loading/unloading (max 48 hours). Guests' motor homes can't park overnight on streets or driveways. For gatherings with more than 10 cars, you must arrange to keep streets clear.
- Assessments & fees: All lots pay the same assessment amount, regardless of size or value. When you sell, you'll pay a transfer fee and the cost of a resale certificate.
- Common areas & amenities: The association maintains the entrance gate, streets, canal, and common landscaping. Retaining walls on your lot are your responsibility.
- What this document doesn't cover: These are amendments only; the full set of rules (like architectural review procedures, voting details, and other restrictions) is in the original Declaration and earlier amendments, which aren't included here.
