This is a set of restrictive covenants for Lakehill Addition, a single-family detached home community in Arlington, Texas. The rules bind all property owners in the subdivision and are enforced by the homeowners or an architectural control committee.
- Property use & building: Each lot is for one single-family detached dwelling only. Construction must be completed within 12 months. No trailers, motor homes, or outbuildings may be used as residences. No livestock is allowed, except one horse on Lots 1-4 and one on Lot 5; dogs, cats, and other household pets are allowed if not kept for commercial purposes.
- Architectural review: All construction, alterations, and fences require prior written approval from the Architectural Control Committee, which reviews plans for quality, design harmony, and location. The committee can waive certain restrictions if the proposed home's appraised value exceeds $150,000. If the committee doesn't act within 30 days, approval is deemed given.
- Minimum home size & materials: The main structure must have at least 3,000 square feet of living area (excluding open porches and garages). Exterior walls must be at least 75% masonry, stone, or brick. Roofs other than wood shingles require committee approval.
- Setbacks & lot division: No building may be closer than 100 feet to the front lot line, except on Lots 1 and 5 or with committee approval. Lots cannot be replatted into more than one building site, except Lot 1 (which may be split into two) and Lot 5 (with committee approval).
- Maintenance & drainage: Owners must keep grass and weeds mowed and maintain lots neatly. The committee can have overgrown vegetation cut and charge the owner, creating a lien. Burning trash is prohibited, and trash must not be scattered. Owners share responsibility for maintaining the surface drainage system, ponds, retaining walls, common drives, front wall, and water well.
- Duration & enforcement: These covenants run with the land for 30 years from recording (August 1986), then auto-renew every 10 years unless a majority of owners agree to change them. Violations can be enforced through legal proceedings for injunction or damages.
