This is a partial document — a 2016 amendment to the recorded rules for Shady Ridge Homes Condominiums, a condominium community in the Dallas/Fort Worth area. It focuses entirely on leasing and occupancy rules, so it is not a full rulebook. It binds unit owners who want to rent out their units, and it also affects prospective tenants by setting lease terms and occupancy limits.
- Leasing & rentals: All leases must be in writing, with a copy given to the association, and the initial lease term must be at least 12 months. Renewals require board permission. There is a cap: no more than 25% of the 64 units (16 units) may be leased at any one time, on a first-come, first-served basis. Owners must notify the board and get approval before leasing.
- Occupancy limits: Occupancy is limited to two persons per bedroom, plus one additional child under 12 months who sleeps in the same bedroom as a parent or guardian.
- Tenant screening: Owners must provide the board with the prospective tenant's name, date of birth, and vehicle information. The owner may not lease to anyone convicted of certain felonies, including crimes involving violence, sex crimes, illegal drugs, theft, burglary, or crimes involving minors.
- Owner responsibility: Owners are responsible for their tenants' compliance with the declaration, bylaws, and rules. Fines for tenant violations are assessed against the owner, and eviction costs can be charged to the unit as an assessment.
