What Soco Urban Loft Condominium Association, Inc.'s governing documents say
This is a supplement to the recorded dedicatory instruments for SoCo Urban Loft Condominiums, a condominium community in Dallas, TX. It adds three specific policies—religious item display, seasonal decorations, and electric vehicle charging—that apply to unit owners and residents. This is not the full set of governing rules; it only covers these three topics.
- Religious item display: Owners and residents may display religious items on their entry door or doorframe, but the total display must be no larger than 25 square inches (5"x5") and must be affixed non-permanently. Items that violate laws, threaten safety, are offensive, obscure the peephole or unit number, or create debris are prohibited.
- Seasonal decorations: Seasonal decorations may be displayed on the entry door or doorframe, but only from one month before to two weeks after the holiday. The total size cannot exceed 484 square inches (22"x22"), and they must be affixed non-permanently. The same prohibitions as religious items apply (e.g., no fire/electricity, no obscuring peephole).
- Electric vehicle charging: The association provides a limited number of EV charging stations. To use them, you must register your vehicle and pay a one-time, non-refundable $750 fee, plus a $75 monthly fee (prorated for partial months). Late fees apply after the 5th of the month, and repeated nonpayment can lead to revocation of registration. Charging is first-come, first-served, and the association does not guarantee availability or compatibility.
- What this document doesn't cover: This document only contains the three policies above. It does not include the full condominium declaration, bylaws, or other rules about assessments, leasing, pets, or common area use—those are in the separately recorded governing documents.
