- Architectural review: Any new structure or exterior alteration requires approval from a two-member Architectural Review Committee. Plans are deemed approved if not acted on within 10 business days. The committee can grant variances.
- Use restrictions: Lots are for single-family residential use only. At least 80% of first-floor exterior walls must be brick, stone, or stucco. Roofs must be muted earth tones. No carports allowed. No oil or mineral operations.
- Pets: No more than two dogs, cats, or other household pets per lot. Pets must be kept in a rear fenced yard and on a leash when outside. Habitual noise is a nuisance. No horses or barnyard animals.
- Parking & vehicles: No overnight street parking. Trucks over one ton cannot park on driveways or lots overnight. Boats, RVs, trailers, and inoperable vehicles cannot be parked in driveways or front yards.
- Fences & landscaping: Fences must be wood, steel, wrought iron, or masonry, max 6 feet high (variance up to 8 feet), and cannot be forward of the house's front wall. Lawns cannot have grass or weeds over 4 inches. No tree removal in common areas without permission.
- Signs & antennas: Only one professional sign per dwelling, max 5 square feet, advertising sale or rent. Ground-mounted antennas must be screened; no exterior antennas unless small and hidden. No permanent overhead wires.
- Environmental protections: Development must comply with a federal Fish and Wildlife Permit protecting the golden-cheeked warbler. Construction is restricted near warbler territories from March 15 to August 1. Owners must use native plants and maintain undeveloped areas naturally.
- Association governance: Every lot owner is a member. The Declarant holds 22 votes per lot until converted. The association maintains common areas and can levy assessments to enforce rules. Amendments require Declarant approval and a majority of Class A members.
