This is a standard single-family homeowners association (HOA) declaration for Saddle Oaks Addition in Flower Mound, TX. It binds all lot owners, who automatically become members of the Saddle Oaks Homeowners Association. The rules cover property use, maintenance, architectural review, and assessments, and are designed to maintain a planned community of high standards.
- What you own & maintain: You own your lot and home outright. The association maintains common areas, entrance monuments, drainage facilities, detention ponds, landscaping, and equestrian/pedestrian trails. You are responsible for maintaining your own lot, including landscaping and any improvements.
- Assessments & fees: Each lot owner pays annual assessments and may be subject to special assessments for capital improvements. The initial maximum maintenance charge is left blank in this document, but the board sets the rate. Unpaid assessments accrue interest (up to 18% per annum) and become a lien on the property.

- Parking & vehicles: Campers, vans, pickup trucks, boats, and recreational vehicles must be kept inside a garage or screened from view. No vehicles may be parked in common maintenance areas or easements. Parking on streets is not addressed in this document.
- Pets & livestock: No livestock or poultry may be kept, but dogs, cats, and other household pets are allowed as long as they are not kept for commercial purposes. There is no limit on the number of pets stated.
- Fences & exterior features: Fences must be wrought iron or 3-rail vinyl, and cannot be placed closer to the street than the building setback lines. Lots adjacent to equestrian/pedestrian trails must use tubular steel fencing. No exterior clothes hanging devices, carports (except approved porte-cochere), or permanent above-ground pools are allowed.
