Glade Crossing 1B is a standard single‑family home subdivision in Edgecliff Village (Tarrant County), Texas. This Declaration of Covenants, Conditions and Restrictions (CC&Rs) runs with the land and binds all current and future lot owners. It sets rules for residential use, architecture, vehicles, pets, and maintenance to preserve the neighborhood’s character and property values.
- Residential use & occupancy: Each lot may have only one detached single‑family residence, with a private garage for at least two cars. Occupancy is limited to one family (persons related by blood, marriage, or adoption) or up to two unrelated persons living as a single housekeeping unit, plus domestic servants.
- Minimum house size & building materials: The main residence must have at least 1,000 square feet of air‑conditioned living area (excluding open porches, patios, and detached accessory buildings). At least 50% of exterior wall area must be brick, stone, masonry, or other approved material. The architectural control committee sets additional standards for roofing, colors, and overall design harmony.
- Architectural & landscape approval: No building, fence, wall, exterior painting/alteration, or landscaping may begin without written approval from the Architectural Control Committee. Plans must be submitted in duplicate; the committee has 90 days to respond. If no response within 90 days, approval is deemed granted. The committee has sole discretion over taste, design, and conformity to avoid unusual or odd structures.
- Parking & vehicle restrictions: Boats, RVs, campers, trailers, and similar vehicles may not be stored in driveways, front yards, or on public streets. They may be kept in side or rear yards only if concealed from public view. Trucks over one ton and vehicles with painted advertisements cannot park overnight. No vehicle carrying hazardous cargo may be kept in the addition. All vehicles must be in operating condition with current plates.
- Pets & animals: No more than four pets per lot. Pets must be confined to the owner’s back yard (fenced) or inside the house. No farm animals (cows, horses, pigs, chickens, etc.) or animals that disturb the community’s quietude, health, or safety. Pets may not be bred or kept for commercial purposes.
- Prohibited uses & nuisances: Business, commercial, or manufacturing activities are prohibited, including home occupations that increase street parking or interfere with neighbors. No dumping, accumulation of unsightly materials, inoperative cars, or discarded appliances. No individual water or sewage systems. No antennas or satellite dishes visible from street (except with written permission). No burning of anything anywhere in the addition.
- Fences, walls & landscaping: Fences must be made of masonry, brick, wood, or approved material and cannot extend closer to the street than the front of the residence. For the first ten years, the developer has the right to install/maintain fences, walls, and sprinklers in the restricted area (outside building lines); lot owners may do so only with developer’s written consent. All yards must be kept neatly landscaped with ground cover or grass; weeds cannot exceed 6 inches. The association (or developer) may cut vegetation and charge the owner.
- Term & enforcement: These covenants run for 30 years from the recording date (1984) and automatically renew for successive 10‑year periods unless amended. Any lot owner may enforce them through legal action. Amendments require approval of 95% of lot owners (and developer’s joinder for the first 16 years).
