Valley View Office Condominiums is a commercial condominium community in Euless, TX (also Farmers Branch) — you own your individual office unit and share ownership of the common elements. This is NOT a residential community; units may only be used for medical, dental, professional (legal, accounting, etc.) purposes. The association maintains the building structure and common areas, and you pay monthly assessments based on your unit's percentage of ownership.
- Permitted use: Each unit must be used for medical, dental, or related professional purposes (including legal and accounting). No residential use, no immoral/nuisance activities, and no storage of dangerous materials.
- What you own & maintain: You own the interior surfaces, appliances, fixtures, and furnishings inside your unit. You are responsible for maintenance, repair, and replacement of those items, plus gas and electric utilities. The association maintains all general and limited common elements (foundations, roofs, hallways, parking areas, plumbing/electrical serving common areas, etc.) and carries master property and liability insurance.
- Leasing & rentals: Leases and sales require prior written approval from the association. You must give notice of the proposed transaction with terms, and the association has a right of first refusal (can find a substitute buyer/lessee within 30 days). All leases must be on forms approved by the association.
- Assessments & fees: Monthly assessments are due on the first day of each month and are based on your unit's percentage of ownership (as set in Exhibit C). Assessments are used for operating costs, reserves, and insurance. Special assessments over $5,000 require 75% owner approval. Late payments accrue interest and may result in a lien and foreclosure.
- Architectural & alteration rules: No structural, aesthetic, or exterior alterations (including antennas, awnings, signs, reflective window film) without prior written association approval. Any work involving plumbing, electrical, or HVAC also requires approval. Alterations must not impair the building's soundness, safety, or appearance.
- Signage: No signs or advertising devices visible from the exterior (including 'For Sale' signs) without written permission, except the declarant may advertise units it owns.
- Insurance & damage: The association carries a master policy for fire, extended coverage, liability, and fidelity insurance. You must insure your own personal property and interior improvements. If the building is damaged, reconstruction is mandatory if less than 2/3 of improvements are damaged; otherwise, unanimous consent is needed. You are responsible for damage caused by your negligence.
- Access & entry: The association may enter your unit during reasonable hours with notice for maintenance/repairs, and without notice for emergencies. You must provide a duplicate key to the board if requested.
