What C C Homeowners Association, Inc's governing documents say
This is a collection of historical deed restrictions and covenants for properties in San Antonio, Texas, not a modern HOA rulebook. It includes a 1938 deed with racial restrictions (now unenforceable) and a 2007 affordable housing deed restriction tied to a Federal Home Loan Bank subsidy. The document is partial and does not govern a community association.
- Historical racial restrictions: A 1938 deed restriction prohibits selling or leasing the property to 'negroes' (except as domestic servants). Such restrictions are unenforceable under federal law and are included only as historical context.
- Affordability (income limits): A 2007 deed restriction requires that if the property is sold during a 5-year retention period, the owner must repay a portion of a Direct Subsidy (up to $4,500) unless the buyer is a Low- or Moderate-Income Household (income at or below 80% of area median).
- Sale and refinancing restrictions: During the 5-year retention period (starting October 11, 2007), the owner must notify the Federal Home Loan Bank of Dallas of any sale or refinancing, and may owe repayment of the subsidy from net gains.
- What this document doesn't cover: This is not a full set of community rules. It does not address pets, leasing terms, maintenance, assessments, or any other typical HOA or condo regulations.
