- What you own & maintain: You own your unit's interior; the association maintains the exterior walls, doors, and general common elements. You cannot alter exterior walls, doors, or common elements without written board approval, and window treatments must be neutral, white, or off-white.

Pets must be leashed outside, and owners are fined $25 each time pet feces are left on common elements. Nuisance animals (e.g., incessant barking) may be required to be removed after written notice.
- Parking & vehicles: Boats, jet skis, trailers, campers, and recreational vehicles may not be parked in any area not specifically assigned by the association, and may be towed at the owner's expense if parked in violation.
- Use of common elements & conduct: Common elements must be used respectfully. No garage or yard sales, no alcoholic beverages on general common elements, no offensive language or loud/boisterous conduct, no feeding of wild birds or wildlife, and no hot tubs or spas without board consent. Children under 14 must be supervised by an adult over 21 at all times on the property.
- Fines & enforcement: The association can fine owners for violations, with fines levied per occurrence or per day for ongoing violations. Owners have a right to a hearing before the board, and fines become special assessments. The board can also accelerate unpaid assessments, refer to collection, and report to credit bureaus.
- Utility shut-off: For unpaid utility charges, the association may shut off utilities to a unit after three written notices and a hearing, with a $75 or more shut-off fee. Reconnection requires payment in cash or cashier's check.
