It binds all lot owners in the community, establishing a homeowners association, architectural controls, and various property use rules. This document is the full rulebook for the community, so it's essential reading for current or prospective homeowners.
- Homeowners association & assessments: Every lot owner is automatically a member of the Plantation Springs Homeowners Association. Fees, dues, and assessments are set out in the Association's Articles of Incorporation and Bylaws, which are referenced but not included here.
- Land use & building type: Lots may only be used for one-family residential dwellings, except for a temporary model home sales office. No lot may be altered except to increase its size.
- Exterior maintenance & common areas: The Association maintains common areas (signs, fences, irrigation, lighting, landscaping, and right-of-ways). Individual lot owners are responsible for their own lots, but the Association may step in to repair exterior elements if the owner fails to maintain them, charging the cost to the owner's assessment.
- Construction & dwelling standards: Homes must have at least 2,400 square feet of living area (excluding porches, garages, breezeways, basements). Construction must be completed within 18 months, and exteriors must be at least 80% brick, stone, stucco, or dryvit. Outbuildings must match the main structure's materials.
- Setbacks & building location: Front setback is 30 feet, rear is 10 feet, and side is 8 feet from lot lines. All construction must also comply with the City of Florence's R-1 zoning requirements.
- Parking & vehicles: Commercial trucks over one ton, motor homes, campers, boat trailers, recreational vehicles, and commercial trailers cannot be parked on streets or driveways overnight. Non-operating vehicles must be stored in a garage. Travel trailers and RVs may only be parked in enclosed garages.
- Pets & animals: Dogs, cats, and other household pets are allowed but cannot be kept for commercial purposes. Outside dogs and cats must be kept in the backyard or on a leash, and chronic barking is prohibited.
- Architectural review: All exterior changes—homes, outbuildings, fences, walls, roofs, paint colors—require written approval from the Architectural Control Committee before starting. The Committee has 30 days to respond; if it doesn't, approval is deemed given. The Committee can waive any covenant provision under certain conditions.
