- What you own & maintain: You own your lot and detached single-family home. The association maintains common areas (private streets, entrances, walls, and amenities) and has easements to access and maintain certain features on your lot, such as entry walls and streetlights. You are responsible for maintaining your lot and home, including mowing and debris removal.
- Architectural review: All construction, alterations, fences, landscaping, and exterior changes require prior written approval from the Architectural Control Committee (ACC). Submit plans with a $250 review fee (modifications cost $100). If the ACC doesn't respond within 60 days, you can resubmit; if no response within 45 days after that, approval is deemed granted.
- Construction standards: Homes must be at least 2,300 square feet of air-conditioned living area, have a two-car garage, and use at least 80% brick, stone, stucco, or masonry on exterior walls. Roofing must be 30-year composition shingle, slate, tile, or standing seam metal. Construction must be completed within 24 months, or fines of at least $100/day may apply.
- Fences & walls: Fences visible from the street must be masonry or black wrought iron; chain link is prohibited. Maximum height is 8 feet (6 feet recommended), and fences cannot extend closer than 5 feet from the front of the residence. All fence design requires ACC approval.
- Utilities & services: There is no city water, sewage, or gas service to the property. Each owner is responsible for installing and maintaining a private water well and septic/aerobic system. One underground propane tank is allowed with proper installation and screening.
- Community security: Bella Ranch is a gated community, but not guarded. The association is not liable for security failures, and residents assume all risks. Gates may be open or closed at times.
