This document is a supplement to the community manual that amends and restates two specific policies: the Fine & Enforcement Policy and the Assessment Collection Policy. It is not a complete set of rules; other restrictions, rules, and policies also apply.
- Fines & enforcement: The HOA can levy fines for rule violations. New violations (e.g., unsightly lot, unauthorized construction) carry a $95 fine if curable; repeat or uncurable violations escalate from $50 to $125 per notice. The HOA must give written notice and a cure period, and owners may request a hearing within 30 days. Fines can become a lien but cannot be foreclosed.
- Assessment collection: Assessments are due on the first of the month; late fee is $25/month plus interest up to 1.5% monthly. The HOA may offer a payment plan of 3–18 months. After 45 days delinquency, the HOA can suspend common facility use. The HOA may record a lien and eventually foreclose, but only after two notices and a 90-day wait under Texas law.
