- Pets & animals: No livestock or poultry is allowed. Dogs, cats, and other household pets are permitted for companionship, but not for commercial purposes. Pets must be kept on a clean lot and comply with city ordinances.
- Property maintenance: Owners must maintain their lots, including mowing grass (not exceeding 4 inches), keeping yards clean, and maintaining all exterior improvements. The HOA can enter the property to perform maintenance and charge the owner if they fail to do so.
- Assessments & fees: Owners are subject to periodic and special assessments, including a $50 per day fine for violations, cleanup assessments during construction, and individual special assessments for negligence. Assessments become a lien on the property if unpaid.
- Restrictions on structures & use: No temporary structures, signs (except one professional sign up to 5 sq ft), outdoor burning (except in fireplaces or outdoor cooking), or antennas visible from rights-of-way are allowed without Committee approval.
