These covenants run with the land and bind all lot owners. The document covers building and use restrictions, architectural control, and pet limitations, but does not create a homeowners' association or provide for common areas or assessments.
- Building materials & design: Houses must be at least 60% brick, stone, brick-veneer, or similar masonry above the first floor height. Architectural plans must be approved in writing by the developer (Fox & Jacobs, Inc.) or its successor, with approval or disapproval within 30 days; if no suit is filed before completion, approval is deemed given. The developer's approval authority ends December 31, 1986, unless replaced by a majority of lot owners.

- Duration & amendment: The restrictions run for 30 years from the date of recording (1976) and automatically renew for successive 10-year periods unless a majority of lot owners vote in writing to change them. The developer (Fox & Jacobs, Inc.) reserves the right to amend, revise, or abolish the restrictions while it still owns any residential lot in the subdivision.
