This is a set of Design Guidelines and Review Procedures for the Highland Shores Owners Association, a single-family home community in Highland Village, TX. The document describes the rules homeowners and builders must follow for new construction and exterior modifications, and details the architectural review process.
- Who must follow these guidelines: All property owners in Highland Shores, and builders acting on their behalf, must follow these rules for any new construction or exterior modification. There are no exemptions or automatic approvals.
- Architectural review: Changes to the outside of your home or lot (e.g., painting, fences, patios, pools, new homes) require written approval from the New Construction or Modification Committee before you start. Applications are due by 3:00 p.m. the Wednesday before the bi-weekly Friday meeting. Approved work must start within 90 days of approval and modifications must be completed within 180 days.
- Home size limits: New single-family homes must have a living area between 2,500 and 4,500 square feet. Maximum building height is set by the City of Highland Village code.
- Fencing and walls: Front yard fencing is not allowed. Side and rear fences can be up to 6 feet tall, made of wood (certain styles) or open metal/wrought iron. Chain-link and wire fences are prohibited. Retaining walls over 12 inches must be covered with stone, brick, or stucco.
- Outdoor structures and features: Play structures, gazebos, greenhouses, compost bins, and similar items require Committee approval, have size limits, and must be set back at least 5 feet from property lines. Clotheslines are prohibited. Only one gazebo or shade structure per property.
- Landscaping and irrigation: Front yards must be sodded, and at least three shade trees are required per lot (at least two in the front). All irrigation must be underground automatic, using potable water. No artificial plants or rock-only ground cover allowed.
- Flags and flagpoles: Only one freestanding flagpole per lot, maximum 20 feet tall. It can be located in the front or back yard but must be at least 15 feet from property lines. Displaying the U.S., Texas, armed forces, college/sports team, or school activity flags does not require approval; other flags do.
