Brays Village Patio Homes is a single-family home subdivision in Houston, TX governed by a mandatory homeowners association (BVPHMF). These Amended Rules and Regulations apply to all owners, residents, tenants, and guests. They detail what homeowners must do and can't do regarding property appearance, structures, vehicles, and other neighborhood standards.
- Architectural changes & approvals: Exterior changes to your home or lot — including paint, siding, fences, driveways, sheds, patio covers, and tree removal — require prior written approval from the Architectural Control Committee or Board. Only two exterior paint colors are permitted. Chain link fencing is prohibited; fencing must be wood, iron, or brick (front).
- Yard maintenance: Grass must not exceed 4 inches in height. Yards, flower beds, and adjacent easements must be kept free of weeds, trash, and debris. The association may mow non-compliant yards and charge the owner. Rock or non-grass ground cover requires prior approval.
- Storage & structures: No sheds visible from the street. Trash and recycle bins may only be placed curbside the evening before pickup and must be removed promptly. Basketball hoops must be mounted on a roof or siding (no free-standing or portable pole-mounted hoops) and not used after 11:00 pm. Portable goals must be stored out of sight when not in use.
- Vehicles & parking: No trucks over 1 ton, RV's, trailers, boats, or inoperable vehicles may be parked or stored in the subdivision. Vehicles may not be parked on grass, sidewalks, or vacant lots. No auto repair business allowed. All vehicles must have current registration.
- Leasing & rentals: Owners must provide tenants a copy of the deed restrictions and rules, and must keep the association informed of the tenant's name, address, and phone number. Owners must also keep their own mailing address current with the association.
- Garage sales & signs: No more than two three-day garage sales per lot per year. Garage sale signs may be up one day before and must be removed one day after. Other permitted signs (e.g., for sale, political) are limited in size and duration.
- Noise & nuisances: Noise including loud music and barking dogs must be kept to a minimum per City of Houston ordinance. Basketball play may not damage neighbors' property or create a nuisance.
- Tenant participation: Tenants and contract purchasers may attend and speak at board and annual meetings but cannot vote unless they hold a properly executed owner proxy.
