Joshua Meadows is a single-family home HOA in Joshua, TX. These documents are the community's governing rules, including restrictive covenants, an accessory structure policy, a bid policy, and an amendment adding a new phase. They bind all homeowners in the subdivision.
- Property use & construction: Each lot is for one single-family detached home, with a minimum of 1,800 sq ft of air-conditioned living space. Homes must be completed within 9 months of starting construction, and no mobile, manufactured, or modular homes are allowed.
- Architectural review: All structures, alterations, and additions need written approval from the Architectural Control Committee before construction. Plans are reviewed for quality, harmony, and location. If the committee doesn't respond within 60 days, approval is deemed given.
- Exterior standards: Exterior walls must be at least 80% masonry (stucco excluded without approval). Roofs must be 240-pound laminated shingles or better, with a pitch of at least 8/12. Fencing is limited to white PVC three-rail, brick, or wrought iron, with height and placement rules.
- Accessory structures & outbuildings: Accessory structures need ACC approval, must be in rear yards, set back at least 5 feet from lot lines and 15 feet from other buildings. Only two are allowed per lot: one up to 2,000 sq ft, or combined up to 2,400 sq ft. They can't be used as dwellings, and no structures may be moved in.
- Vehicles & parking: Boats and RVs must be stored behind the front fence line, screened from view, and not parked on streets or driveways. Vehicle maintenance must be done behind the front fence line. Each home must have at least a two-car enclosed garage with side or rear entry.
- Pets & livestock: Only usual household pets are allowed; livestock (horses, cattle, goats, sheep, etc.) and commercial breeding of animals are prohibited.
- Landscaping & maintenance: Grass and weeds must be kept mowed. If not, the HOA can cut them and charge the owner, with a lien if unpaid. Landscaping must be installed within 180 days of construction completion.
- Assessments & fees: Homeowners pay annual assessments set by the Board, with a $20 initiation fee at closing (transferable). Assessments can increase with the Consumer Price Index without a vote; larger increases need a two-thirds vote. Unpaid assessments become a lien on the property.
