Anniston Community Association is a single-family homeowner association in Katy, TX. This Resident Guide is for homeowners, tenants, and prospective buyers—it explains the community’s rules, the association’s services, and what life in the neighborhood requires.
- What you own & maintain: You own your lot and the home on it. The association maintains the common areas and provides front yard lawn care (mowing, edging, weeding, fertilization, and annual mulch) as part of your annual assessment. You are responsible for the backyard, seasonal flowers, tree replacement, irrigation system repair, and any landscaping changes not covered by the program.
- Annual assessment & fees: The 2024 annual assessment is $2,200.00 per lot, due January 1. Payments not made within 31 days of the due date incur interest, late charges, and the association can place a lien on the property and pursue foreclosure. The assessment covers common area maintenance, utilities, insurance, and amenity upkeep.
- Architectural review: All exterior changes (painting, fences, decks, landscaping, roofs, sheds, play structures, pools, basketball goals, etc.) require prior written approval from the Architectural Review Authority (ARA). Applications have a standard 60-day review ($75 fee) or expedited 7-business-day review ($125). Failure by the ARA to respond within 60 days is considered a rejection.
- Pets: You may keep up to three dogs, cats, or other common household pets (per category). No livestock, fowl, or animals bred for commercial purposes. Animals must be leashed if off your lot and must not be a nuisance to neighbors. The board can restrict pet areas or require removal of an animal causing repeated annoyance.
- Parking & vehicles: Cars must be parked in the garage. Passenger vehicles and light trucks may be parked in the driveway for no more than 48 consecutive hours. Street parking is prohibited overnight. Commercial vehicles, boats, trailers, RVs, campers, and ATVs cannot be stored in public view (must fit inside garage). One-ton and heavier trucks are not allowed.
- Leasing & rentals: Leases must be for a minimum of six months and cover the entire property (no subletting or renting individual rooms). All leases must include full-service landscaping maintenance. Owners must provide the association with a copy of the lease, tenant and owner contact info, within 10 days of the lease's effective date. Owners remain responsible for their tenants' actions and any violations.
- Home-based business: Business activities are allowed only if they are incidental to residential use, conducted without employees who live elsewhere, and do not generate visible signs, sounds, smells, or customer visits. The activity must also comply with local zoning ordinances.
- Trash & recycling: Trash collection is Monday and Thursday; recycling is Monday. Use the provided 65-gallon carts and place them curbside by 7 a.m. Heavy trash (bundled brush, furniture, appliances) is accepted each collection day with size and weight limits. Excluded items include construction debris, hazardous materials, and liquids.
