- Architectural review: All exterior changes (buildings, fences, landscaping) require prior written approval from the Architectural Control Committee. Plans showing design, materials, and location must be submitted; if not acted on within 30 days, approval is deemed granted. Minimum 80% of exterior wall area (100% on front) must be brick, stone, or similar approved material. Roofing must be composition shingles (240 lb+).

- Fences & walls: Fences visible from the street must be iron, masonry, or wood (wood acceptable per 2011 amendment). No chain link, barbed wire, or wire fences in front. Max height 6 feet unless approved. Retaining walls on property lines are the high-side owner's responsibility and must be approved materials (cross-tie walls not allowed).
- Pets & animals: No livestock or poultry; up to 4 household pets (dogs/cats) per lot. Pets must be confined to owner's back lot (fenced) or inside house. Owner must keep lot clean and pets properly tagged. No commercial breeding or food animals.
- Parking & vehicles: No boats, RVs, campers, or similar vehicles parked in street or visible from street unless stored out of view. Trucks over 3/4 ton or with painted ads cannot park overnight (except builders during construction). No inoperative/abandoned vehicles allowed on lots unless screened. Garage doors must open to side/rear or be screened from street.
- Signs & antennas: Only one 'For Sale' sign (max 5 sq ft) per lot, plus builder signs up to 9 sq ft during construction. Antennas generally must be in attic; one roof antenna allowed (max 5 ft above roof) with committee approval. Satellite dishes allowed only in back yard if completely screened from street view.
- Assessments & fees: Monthly assessments are due semiannually (Jan 1 and July 1). The board sets the amount; maximum can increase annually per CPI without vote, or by 2/3 member vote. Delinquent assessments accrue 10% annual interest and become a lien; HOA can sue or foreclose. Assessments are subordinate to mortgages but must be paid by owner.
