This is a set of protective covenants (CC&Rs) for Starlight Meadows Addition, a single-family residential subdivision in Sherman, Texas, binding on all lot owners. The covenants regulate use, building standards, and architectural review, and were amended over time to allow a duplex on specific lots.
- Residential use & building type: All lots are for residential purposes only. Originally limited to one detached single-family dwelling per lot, not exceeding one and one-half stories; a 1984 amendment allows a duplex on Lot 1 and the west 8 feet of Lot 2, Block 6.
- Setbacks & placement: Buildings must meet setback requirements: originally 30 feet from the front lot line and 10 feet from side street lines, but amended in 1968 to reduce the front setback to 20 feet for most lots and specify different distances for certain lots. Structures must be parallel to the street unless the Architectural Control Committee determines otherwise for corner lots.
- Dwelling size & exterior materials: The main structure must have a floor area of at least 1,250 square feet, excluding porches, garages, and basements. Exterior walls must be masonry (e.g., brick, stone) of equal or superior quality to standard materials, subject to Architectural Control Committee approval.
- Driveways & parking: Driveways must access the property from the alley only, not from the street; circular driveways are prohibited. Garages and carports are limited to two cars. No trucks over one ton may park on the street overnight, and no commercial vehicles are allowed to remain.
- Architectural control: All construction or alterations require prior written approval from an Architectural Control Committee (originally James R. Melton, Otis G. Melton, and Dick Melton). The committee must act within 30 days of receiving plans; failure to act is deemed approval.
- Pets & nuisances: No livestock or animals may be kept except household pets, and only if not kept for commercial purposes. No noxious, offensive, or hazardous activities are permitted on any lot.
- Temporary structures & signs: No temporary buildings, trailers, or storage structures may be used on any lot. Signs are limited to small 'for sale' or 'for rent' signs (not more than a few square feet) during the sale of the property, plus one small name/address sign.
- Utilities & easements: Easements for utilities are reserved along the plat, and no shrubbery or fences may obstruct access. Individual water supply or sewage disposal systems are not permitted. Corner lots must maintain clear sight lines between 2 and 6 feet above the roadway at intersections.
