This document is the Architectural Review Committee Design Guidelines for McKinney Virginia Parklands, a single-family home HOA in McKinney, TX. It is a supplement to the full CC&Rs and details the rules and procedures for exterior changes, additions, and maintenance on your property. It applies to all homeowners and governs what you can build, paint, or install, but does not cover other HOA rules such as leasing, pets, or assessments.
- Architectural review process: You must submit a written Architectural Change Request form to the management company before any exterior change. Applications received by the 15th get an answer by the 1st of next month; received by end of month get answer by the 16th. Approved changes must begin within 6 months and finish within 12 months. Unapproved changes can result in fines or liens.
- Fencing: Wood fences must be 6' high and set back at least 10' from the front building line. Lots adjacent to common areas E-1 and E-2 must have 4' wrought iron fencing on the common side. Fences cannot be placed beyond the front building line. Solid fencing must be set back from front building line.
- Landscaping: Every lot must have at least two 7' trees (3" caliper or larger) between front property line and front building line. Automatic irrigation is required for all improved landscaped areas. Removal of trees 4" caliper or larger requires ACC approval and replacement. Gravel as main ground cover is not permitted; white rock and artificial landscaping are not allowed.
- Play equipment and structures: Play equipment max height 12' with platform max 8'. Only in side/rear yards, 10' from property lines. No metal or plastic play equipment allowed; wood must be redwood or cedar. Playhouses max 75 sq ft and 9' tall, must be wood construction, and not allowed if you already have a gazebo or storage shed. Storage sheds max 85 sq ft, must be wood/masonry, behind a 6' privacy fence, and not visible from street.
- Pools and hot tubs: In-ground pools only in side/rear yards, not within 5' of property line. Above-ground pools not allowed. Pool equipment must be fully screened with a 6' cedar privacy fence. Hot tubs and spas max 24" above grade, limited to rear yard, and must be screened from public view.
- Exterior colors and materials: Color changes require prior approval unless repainting the same color. Allowed colors are off-white, brown, beige, gray and derivatives; bright primary/secondary colors and pastels are strongly discouraged. Shutters and front doors may be dark rich hues of black, brown, gray, blue, green. Roofing, siding, masonry should match or complement existing house.
