This is a Supplementary Declaration (an amendment) for Hackberry Creek Area LXXI, a single-family residential subdivision within the master-planned Las Colinas community in Irving, Texas. It adds specific restrictions for this area to the original Hackberry Creek Declaration. The rules apply to homeowners and builders, detailing what can be built and how properties must be maintained.
- Permitted use: Lots may only be used for residential purposes. Only one detached single-family dwelling and a private garage for up to four cars are allowed per lot.
- Minimum dwelling size: For lots adjacent to the Hackberry Creek Country Club golf course, the minimum floor area is 2,700 sq ft for one-story homes and 3,000 sq ft for 1½- or two-story homes. For all other lots, minimums are 2,400 sq ft (one story) and 2,700 sq ft (1½- or two stories).
- Setbacks: Minimum setbacks: 25 ft from public/private streets, 25 ft from side streets, 25 ft from rear property line. Interior side lot lines require 15 ft (or less if waived by the Architectural Control Committee).
- Parking & vehicles: No habitual parking of trucks, trailers, mobile homes, recreational vehicles, boats, or commercial vehicles in carports, driveways, or streets. Garage doors must be finished and not left open to the street for extended periods.
- Architectural review & construction standards: All construction and exterior alterations require prior written approval from the Las Colinas Architectural Control Committee. Exterior walls must be at least 75% masonry or masonry veneer. Composition shingles require approval. Gutters and downspouts are mandatory. Mail slots or attached mailboxes only; no free-standing mailboxes.
- Fences, walls & landscaping: No structures, walls, or hedges over 4 ft in height are allowed outside the front building line or within 25 ft of the rear lot line on golf course lots (except as approved). Corner lots must maintain sight lines for safety.
