Diamond Head on Lake Conroe Association, Inc. is a standard single-family residential HOA (a subdivision with deed restrictions) in Montgomery, Texas. These rules bind all lot owners and their tenants — if you live here, you own a lot and a home, and you must follow restrictions on land use, building design, and behavior.
- Land use & residential character: Lots may only be used for single-family homes — no duplexes, condos, apartments, or short-term rentals (leases under 30 days). A limited home business is allowed if it meets strict rules: no street-facing signs, no employees who don't live there, no customer traffic, and no more than 25% of the home's floor area used for business.
- Minimum home size & exterior materials: Waterfront homes and certain listed lots must have at least 2,200 sq. ft. of living area (excluding garage, porch, patio) and be no more than 2 stories. All other lots require at least 1,800 sq. ft. Exterior walls must be at least 80% brick veneer (or equivalent approved by the ACC). Roofs must be composition shingles (no wood shingles). Foundations must be concrete slab.
- Architectural control & approval: All new construction, additions, fences, storage buildings, greenhouses, boat docks, and exterior changes need prior written approval from the Architectural Control Committee (ACC). Submit plans with a drainage plan; the ACC must respond within 30 days. If denied, you can appeal to the Board of Directors within 15 days.
- Fences & walls: Perimeter fences can't exceed 7 feet tall and need ACC approval. The finished side must face the street. Fences can't be placed in front of the dwelling's front line. On waterfront lots, no solid fences are allowed between the rear of the dwelling and the lake.
- Pets: Each residence may have up to three cats or dogs total (any combination). No livestock, horses, cows, hogs, or poultry. A strict leash law applies at all times; animals must not roam freely. Commercial breeding is prohibited.
- Parking & vehicle storage: Only passenger vehicles, vans, pickup trucks, and motorcycles (rated capacity ≤1 ton) with current license and inspection may park in driveways. No boats, campers, trailers, RVs, or unapproved vehicles may be stored on any lot unless concealed from public view or inside an approved enclosure. No repair work on vehicles on streets or driveways.
- Leasing & rentals: Short-term rentals of 30 days or less are prohibited. Leases under 6 months are not specifically addressed in this document (only the prohibition on leases under 30 days appears under land use).
- Violations & fines: After official notice, you have 30 days to fix a violation. Fines escalate weekly: $25 first week, $50 second week, $75 third week and each week thereafter until cured, unless the Board grants written consent otherwise.
