Dove Station is a standard single-family home HOA subdivision in Grapevine, TX — you own your lot and house, and the association maintains common areas like entrances, landscaping, and mail kiosks. The rules set strict design and use standards to preserve property values and a uniform look.
- What you own & maintain: You own your lot and all improvements on it (house, driveway, landscaping) and must keep them in good repair. The Association maintains common areas (entrance features, mail kiosk) and may maintain certain items not owned by the Association if beneficial to all owners.
- Construction & architectural review: All exterior changes — buildings, fences, landscaping, roof, paint, solar panels, outdoor structures — must be approved in writing by the Architectural Control Committee (ACC) before starting. Fines of $500 apply for starting work without approval.
- Minimum house size & materials: Each house must have at least 2,200 square feet of air-conditioned floor space, at least 80% masonry exterior coverage, a minimum 8:12 roof pitch (unless ACC approves a different style), and a garage for at least 2 cars.
- Leasing & rentals: Leases must be for at least one year. A copy of the lease must be given to the Board within 10 days of signing. Tenants must follow the rules, but the owner remains responsible.
- Pets: No more than three (3) adult household pets (dogs, cats, or similar) per lot. No breeding or commercial purposes allowed.
- Parking & vehicles: All vehicles must be parked in the garage or driveway (behind front setback). Overnight street parking is prohibited. Trucks over one ton, boats, trailers, and RVs must be stored in the garage or screened from view. On-street parking only for short-term loading or guests.
