- Land use & property maintenance: Properties are limited to single-family residential use. No noxious activities, habitual dog barking, garage doors must be kept closed, and patios/balconies cannot be used for storage. Garbage containers must be kept inside except on pickup days.
- Architectural standards & review: All exterior construction, alterations, fences, and structures require advance written approval from the Architectural Control Committee (initially David C. Hardy). Dwellings must have at least 2,500 sq. ft. of living area and at least 80% masonry exterior. Roofs must have a minimum 8/12 pitch. Fences must be wood, brick, or rock. Mailboxes must match the dwelling. Antennas and satellite dishes must be screened from view.
- Parking & vehicles: No trailers, motor homes, campers, boats, or trucks over one ton may be parked on lots or streets unless fully enclosed in a garage. Overnight parking by occupants must be in the driveway or garage; street parking is prohibited.
- Pets: No animals may be kept for commercial purposes. No pigeons, poultry, or livestock. Habitually barking dogs are considered a nuisance.
- Construction requirements & timelines: Substantial foundation construction must begin within 12 months of lot sale, and the home must be completed within 12 months of permit issuance, with liquidated damages of $25/day for delays. Underground utilities are required, and landscaping (with an underground sprinkler system) must be completed within 120 days of home completion.
- Common area maintenance & assessments: All lot owners are responsible for maintaining common areas (entrance signs, landscaping, street lights). The Stewart Estates Homeowners Association will manage this, with assessments levied pro rata. Unpaid assessments bear 10% annual interest and become a lien on the lot.
