What Haversham's governing documents say
Haversham is a single-family home community in Plano, TX, governed by a Declaration of Covenants, Conditions, and Restrictions (CC&Rs). These rules apply to all homeowners and residents, covering property use, building standards, and neighborhood upkeep.
- Residential use & occupancy: Lots are for single-family residential use only. Each lot may have one detached single-family home, no more than two stories, with a private garage for two cars. Occupancy is limited to one family (related by blood/marriage) or no more than two unrelated persons living as a single housekeeping unit.
- Architectural review: All landscaping, buildings, fences, walls, and exterior alterations require written approval from the Architectural Control Committee before starting. The Committee reviews plans for quality, harmony of design, and conformity with community standards. If no decision is made within 20 days of submission, approval is deemed granted.
- Building & design standards: Minimum air-conditioned living area is 1,600 square feet. At least 75% of exterior wall area must be brick, stone, or masonry. Roofing must meet city/FHA/VA standards with a minimum 6/12 pitch. Fences are limited to 6 feet in height and must be constructed of approved materials.
- Parking & vehicles: Boats, RVs, trailers, and similar vehicles cannot be parked in driveways, front yards, or on streets. They may be stored in side/rear yards only if completely concealed from public view. Trucks over one ton and vehicles with painted advertisements cannot park overnight. Vehicles must be in operating condition with current license and inspection stickers.
- Pets & animals: No livestock or commercial animal breeding is allowed. Pets must be restrained or confined, kept inside a fenced area or the house, and properly tagged. Owners are responsible for keeping pets clean and free of debris.
- Yard maintenance & landscaping: Owners must establish grass, plant at least eight 5-gallon shrubs and two 3-4 inch caliper trees, and keep yards mowed and neat. Grass cannot exceed 6 inches. No vegetables may be grown in yards facing a street. The Declarant may cut overgrown vegetation and bill the owner.
- Business & commercial activity: No business, professional, or commercial activity is allowed on lots, except quiet, inoffensive activities like tutoring or art lessons that comply with zoning and don't increase street parking or disturb neighbors. Temporary builder sales offices are permitted during construction.
- Signs & antennas: Only one professional sign (max 5 sq ft) and one 'for sale' sign (max 32 sq ft) are allowed. Antennas must be in the attic, except one roof antenna (max 5 ft above roof) and one satellite dish in the backyard, screened from view, with Committee permission.

- No dwelling shall be located on any lot nearer to the front lot line or nearer to the side lot line than the minimum setback lines shown on the Final Plat or required by the City. (Section 1.9)
- Use restrictions
- All lots shall be used for single-family residential purposes only. No building shall be erected or permitted to remain on any lot other than one detached single-family residence not exceeding two stories in height, and a private garage. (Section 1.1)
