- Use & occupancy: Lots are for single-family residential use only. Occupancy is limited to one family—related by blood, marriage, or adoption, or up to two unrelated people living together. No businesses, no oil drilling, no temporary structures, and no commercial animal raising.
- Pets: You may keep up to four household pets (dogs, cats, or other animals allowed by local ordinance). Pets must be restrained in a secure fenced rear yard or inside the house, and you must keep the lot free of pet waste.
- Parking & vehicles: Each home must have an enclosed garage for at least two cars, with rear or side entry (no garage doors facing the street). Boats, RVs, campers, and trailers can't be parked or stored where visible from the street. Only operating vehicles with current plates and inspection stickers may be parked outside.
- Assessments & fees: The HOA charges annual assessments, starting at $120 per lot, with increases capped at 10% per year without member approval. Special assessments require a two-thirds vote. Unpaid assessments accrue 12% annual interest and can become a lien on your property.
