This is a supplemental declaration specifically for 'Patio Home Lots' in the Preston Lakes HOA, a single-family community in Plano, TX. It adds rules on top of the master declaration, covering pets, leasing, construction, parking, and lake use. These rules apply to all owners of patio home lots in Phases 2 and 5, and they must be read together with the master declaration and design guidelines.
- Property type & governance: You own a patio home lot in a single-family residential subdivision within the Preston Lakes HOA. This document is layered on top of the master declaration, which still governs; it adds rules specific to your lot type.
- Pets: You may keep no more than four cats and dogs in total per household. Keeping animals for breeding or boarding is not allowed, and all pets must be registered and licensed as required by law.
- Leasing & rentals: Leases must be for at least 12 months and in writing. You must give the tenant a copy of the association rules and notify the board within 10 days after the lease starts.
- Architectural review: Almost any exterior change — construction, fences, landscaping, windows, swimming pools (only inground, no above-ground) — needs prior written approval from the Master Architectural Control Committee.
- Parking & vehicles: No parking on lawns; no more than two cars visible from other lots for more than 72 hours; no inoperable or racing vehicles. Trailers, boats, and RVs must be kept in enclosed structures or screened from view.
- Lake & common area rules: If you're on a lakefront lot, special rules apply: no motorized boats, no swimming or water skiing, and fishing is allowed only per committee limits. You must also indemnify the association for use of lakes and common areas.
